Lima has right now an estimated population of over 9 million inhabitants and not all have adequate housing. The clear difference between the available housing and the market demand shows an impressive housing deficit in the capital.

According to a recent study published by the consulting firm HGP Group the gap between the basic requirements and the availability of adequate housing in Lima Metropolitan amounts to 612,464 units.

Analyzing this shortage, it is clearly visible that low income and middle class neighborhoods in Lima as well as most districts with an already large number of inhabitants are affected by the greatest housing deficit.

The main reasons for the shortage are the exploding population development of Metropolitan Lima causing an increasing demand for additional housing, the economic development with higher expectations of quality homes (use of better construction material and finishing) and delays in constructions due to the lack of provision of basic services and infrastructure like potable water, electricity and drainage.
