How expensive is it to buy apartments or office space in Lima?

Average prices per square meter in the different district of the Peruvian capital

Before the start of the 6th Real Estate Fair of Peru (FIP) on April 6, 2017 at Lima’s Parque de la Exposicion, the organizing initiative consisting of the main real estate associations and financial institutions of the country in coordination with the Ministry of Housing informed about the current average square meter prices for housing and office space in the Peruvian capital.

Quite similar to the study conducted by the Peruvian Association of Real Estate Companies (ASEI) and the Peruvian Chamber of Construction (Capeco) in cooperation with Nexo Inmobiliario - see our article “Lima’s most expensive and most affordable districts to buy property” - according to FIP Barranco, Miraflores, San Isidro, San Borja and Surco are as well the most expensive districts in Lima to buy property.

Square meter price of apartments in Lima

On top of the FIP list with the highest average square meter price to buy apartments is Barranco with S/ 7,729, followed by Miraflores with S/ 7,341, San Isidro with S/. 7.052, San Borja with S/ 6,959 and Surco with S/ 6,458.

On the other end, the lowest average square meter prices to buy apartments in Lima can be found in Carabayllo (S/ 2,292), Puente Piedra (S/ 2,342) and Chaclacayo (S/ 2,806), followed by Comas (S/ 2,889) and Ate (2,921).

Square meter prices to buy office space in Lima

The most expensive district in Lima to buy office space is Miraflores. Here the average square meter price is S/ 8,245. In Surco buyers have to pay S/. 8,139 per square meter office space, in San Borja S/ 7,552 and in Magdalena del Mar S/ 7,146. In Chorrillos the average square meter price to buy office space is S/ 6,936, in Lima Center S/ 5,998 and in Lince S/ 4,769.
